Close to downtown, yet a million miles away in feeling. Crashing surf, dramatic views, private beaches, a great harbor. Manchester-by-the-Sea is the gem of Boston’s waterfront communities.
This new listing just came to market on Smith’s Point for $16,800,000.
The property was sold by Lanse Robb to a LandVest buyer in 2011. It was once home to Kragsyde, a shingle-style residence built by Peabody and Stearns in 1882. The property has been completely reimagined as a modern marvel; the only thing that has remained the same is the view.
According to the Multiple Listing Service, 38 properties have sold above $2,000,000 on Smith’s Point. LandVest has sold 15 of these properties and of these has also sourced the buyer for 75% of them. LandVest holds the record sale on Smith’s Point achieved in 2010 for the sale at 1 Smith’s Point, Wyck, which sold for $11,250,000 (this includes the carriage house).
Buyers most recently have come from London, Chicago, Denver, and Boston to enjoy this New England coastal destination. The most recent record, Seagate at 19 Smith’s Point, sold for just under ten million back in 2013. This was a private sale negotiated by Lanse when the property was not on the market.
Will 27 Smiths Point or 33 Proctor Street set the new record?
