RIDING THE FERRY, the Margaret Chase Smith, back from Islesboro in late December on a gray overcast day with stiff NE winds, gale warnings and snow in the air made me take a long look at where I was. Penobscot Bay, while always beautiful, can be a challenging environment in the winter and I was glad that the Shada was safely stored indoors at the Yachting Solutions facility in Rockland.
SHADA IS THE FOURTH BOAT that I’ve used in the real estate business and the best by far – not much slows down a Holland 38 – and with her, we can easily service all the islands in Penobscot Bay and beyond. After she’s hauled in the fall, I’m happy to ride the heated ferries with their summer waiting lines a dim memory. Still, I’m already looking forward to the 2017 season – both real estate and boating.

ALTHOUGH THE HIGH-END MARKET east of the Kennebec River remains “soft” overall, LandVest in Camden had a surprisingly strong year with 7 of the 12 sales above $1,500,000 in the midcoast region. We were also pleased to have represented the buyers for the top sales in South Bristol as well on North Haven and in Camden Village. Combined sales of over $36,000,000 placed us as the top brokers for Maine, east of the Greater Portland market.
AS WE LOOK TO 2017 and beyond, it constantly inspires me to see what Midcoast Maine has to offer:

- Miles and miles of uncrowded oceanfront from sandy beaches to pink granite shores

- Magnificent and plentiful inland lakes and rivers
- Many diverse, interesting and safe communities
- Great restaurants, museums, and a thriving art scene
- Variety and value for all classes of real estate
All located within an easy commute of the Boston/Washington megalopolis.
WE ARE STARTING THIS YEAR with a wonderful selection of inventory in all price ranges on the mainland and the islands ranging from the very special Little Harbor Cottage in South Bristol to the expansive Crosstrees Estate on North Haven.
YEARS AGO, the original rusticators abandoned the crowded cities with their sweltering summer conditions and formed the land development companies that evolved into the diverse summer communities located along the coast. I believe that as the economic recovery continues, and buyers’ psychology repairs, we will once again see an increased demand for our vacation home offerings. After all, in our opinion, what Maine has to offer is far and away superior to the coastal offerings to our south (except perhaps for the water temperature).
